The project stands out for implementing a hybrid construction system that optimizes execution time, quality control, and structural efficiency:

  • Main Structure (Precast Concrete Modules): The structural base is made up of reinforced concrete boxes precast off-site under strict quality controls. This industrialized process dramatically speeds up on-site assembly time, ensuring uniform strength and precision in every element.
  • Perimeter and Interior Walls (Light Framing): A wood light-framing system was implemented (light framing), providing a structure with an excellent strength-to-weight ratio, cost efficiency, and great flexibility for space layout.
  • Floor System (Wood I-Joists): Instead of traditional solid lumber, composite I-Joist beams were used. This engineering allows for wider clear spans with less material density, minimizing deflection and significantly reducing the number of support columns required.
  • Roof (Wood Rafters): The roof was resolved using a wood rafter (rafters) system, combining traditional technical versatility with contemporary calculation and performance criteria.
